TGRERA directs Bhuvanteza Infra to refund ₹74 lakh to homebuyers in three cases

HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has directed Bhuvanteza Infra Projects Pvt Ltd and Bhuvanteza Infrastructures LLP to refund more than ₹74 lakh to homebuyers in three separate cases involving stalled projects, unfulfilled commitments, and violations of the Real Estate (Regulation and Development) Act, 2016.

Three refund orders issued

In the first case, a complainant who had booked a flat in the Happy Home-II project paid ₹27.72 lakh in two instalments. The buyer alleged that despite full payment, the company failed to obtain local body permissions and later abandoned the project.

The Authority ordered Bhuvanteza Infra Projects to refund the entire amount with 10.75% interest within 30 days, in accordance with Section 18(1)(a) of the Act.

Builder penalised for non-registration and illegal transactions

In another case, a homebuyer paid ₹21.06 lakh for a flat in Happy Homes Phase-II, Shamirpet, and was later forced to shift to another unapproved project. The Authority again ordered a full refund with interest, while also directing the promoter to pay penalties totalling ₹7.54 lakh earlier imposed for non-registration and illegal real estate transactions.

Third complaint from Sangareddy project

In the third case related to the Aura (Velimela) project in Sangareddy district, the complainant paid ₹26 lakh under successive agreements but did not receive possession.

The Authority directed Bhuvanteza Infrastructures LLP to refund the amount with 10.75% interest within 30 days and warned that non-compliance would invite penalty under Section 63 of the Act.

Projects abandoned, offices found locked

Complainants across all three cases alleged that the developers collected full payments without obtaining proper approvals, changed sale agreements midway, and eventually abandoned project sites.

Some buyers said the company’s Banjara Hills office was locked and its staff were untraceable.

TGRERA invoked powers under Section 37 of the Act, directing immediate refunds and strict compliance with its orders.
