HYDERABAD:TGRERA directs completion of project within registration period

The Telangana Real Estate Regulatory Authority (TGRERA) has directed Aliens Developers Pvt Ltd to execute a registered Agreement for Sale with complainant Upendra Deep within ten days, in connection with a flat booked in the “Aliens Space Station” project at Tellapur.

Deep had alleged that he booked Flat No. 2222 in Station-4 of the project in November 2019 for ₹93.18 lakh, paying ₹19.11 lakh as the initial amount—about 20% of the total cost. He said the developer neither issued a sale agreement as mandated under the Real Estate (Regulation and Development) Act, 2016, nor provided documents necessary for obtaining a housing loan.

No progress in construction for four years
According to the complaint, despite the passage of nearly four years, there had been no visible progress in construction at Station-4. Deep said the developer failed to provide any written timeline for completion and instead issued a pre-cancellation notice on November 16, 2023, demanding further payments.

Authority issues firm directions under Section 37
In its order dated October 10, 2025, the Authority instructed the developer to execute the registered Agreement for Sale in line with the provisional allotment letter dated July 28, 2021, and to adhere to RERA norms, including the approved payment schedule. It further directed that the project be completed within the registration validity period and that all documents required for loan processing be furnished to the complainant immediately.

TGRERA warned that failure to comply with these directions would invite proceedings under Section 63 of the Real Estate (Regulation and Development) Act, 2016. The complaint was accordingly disposed of with no order as to costs.
