Telangana to auction Raidurg land at ₹101 crore per acre
HYDERABAD: The Telangana government has decided to raise funds through a major land auction in Hyderabad’s Raidurg area. Officials have set a revenue target of at least ₹2,000 crore.
The Telangana Industrial Infrastructure Corporation (TSIIC) will conduct an e-auction on September 6 for 18.67 acres in Knowledge City, Raidurg. The base price has been fixed at ₹101 crore per acre. Industry sources said several developers are ready to bid as high as ₹140 crore per acre.
In 2022, the Hyderabad Metropolitan Development Authority (HMDA) auction at Kokapet Neopolis Phase-2 had set a record when land fetched ₹100 crore per acre. Realty experts said the Raidurg plots are likely to surpass that level.
Plots in airport zone
The auction includes 11 acres in Survey No. 83/1 (Plot 19) and 7.67 acres in Survey No. 83/1 (Plot 15A/2). These fall under the airport zone, where the Airports Authority of India revised norms in 2022. Buildings up to 80 metres are permitted on Plot 19 and 65 metres on Plot 15. Despite restrictions on Floor Space Index (FSI), demand remains strong.
High demand for IT and GCC hubs
Knowledge City, spread over 470 acres, already hosts more than 100 IT and IT-enabled service firms. The area has rapidly developed into a hub for multinational companies and global capability centres. “Developers want a foothold here even at high prices,” a senior industry analyst said.
As of now, 34 firms have applied, each paying ₹10 lakh in non-refundable document fees. Several companies are participating through joint ventures. Apart from domestic developers, overseas firms are also in the fray.
Likely market impact
Experts said the auction will trigger a boom in land prices across Raidurg and nearby areas. “Whatever price these parcels fetch, surrounding land will also trade at similar rates,” an analyst said. Raidurg offers multi-zone development with IT parks, commercial complexes, retail, residential, hospitality and healthcare projects. The location is well connected by the metro, Outer Ring Road, and the airport. The Raidurg metro station is five minutes away, the airport is 40 minutes, and the Financial District and HITEX are 15 minutes.
