TGRERA Orders Srusti Infra Developers to Pay ₹1.3 Crore, Complete Pending Works at Kondapur Project
HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has directed Srusti Infra Developers (India) Pvt. Ltd., Hyderabad, to transfer ₹1.3 crore to the registered flat owners’ association of its residential project Srusti Symphony in Kondapur, Serilingampally. The order follows complaints of non-transfer of the corpus fund and incomplete amenities.
Buyers accused builder of abandoning project
Complainants C. Vani Reddy and Nyayapati Pattabhi Ramamiah told the Authority that they purchased flats in Srusti Symphony in 2021 and 2022 respectively and had paid corpus funds at ₹100 per sq ft. They alleged that despite collecting over ₹2.45 crore in total from all allottees, the developer neither completed essential works nor handed over the fund to the residents’ association.
The complainants also cited non-completion of key facilities such as the firefighting system, swimming pool, rainwater harvesting pits, clubhouse and sewage treatment plant, as well as poor terrace work that led to water stagnation. They further said the electrical connection remains commercial, causing higher power charges, and that the project lacks an Occupancy Certificate (OC), which has made residents ineligible for free municipal water supply.
TGRERA orders compliance within 60 days
After reviewing evidence and submissions, the Authority ordered the promoter to:
Transfer the ₹1.3 crore corpus fund to the association within the stipulated period.
Complete the swimming pool and firefighting systems and fix drainage and water stagnation issues within 60 days.
Address the OC shortfalls raised by the GHMC within a week and convert electricity and water connections to domestic use within ten days of obtaining the OC.
TGRERA cautioned the developer that any delay or non-compliance would invite regulatory action under Section 63 of the Real Estate (Regulation and Development) Act, 2016. The complaint was disposed of with no order as to costs.
