In August 2022, HMDA had sanctioned construction of a 38-storey multi-storied building over 9.19 acres in survey numbers 476/AA1 and 476/AA2 of Manchirevula, Gandipet mandal. The company had earlier secured no-objection certificates from the irrigation department and the district collector in October 2021 before applying for permissions in May 2022.

HMDA cancels permissions in 2023 over buffer zone violation

A joint inspection by HMDA, irrigation and revenue officials on July 3, 2023 found that the developer had encroached upon the Musi river buffer zone and constructed a retaining wall. HMDA issued a show-cause notice on August 2, 2023 and cancelled building permits on August 18, 2023, directing the company to remove the wall.

Joint inspection confirms retaining wall removal in February 2024

Challenging the cancellation, the developer moved the high court. The court ordered another joint inspection. On February 26, 2024, officials reported that the retaining wall had been removed. The high court subsequently ordered HMDA to restore permissions on March 1, 2024.

Following the order, HMDA reinstated approvals of Aditya Kedia Realtors on June 20, 2024. Officials clarified that the restoration was necessitated by the court directive and that no rule violations subsist.
