HYDERABAD: Built-up area doubles in 30 years as city expands fast
HYDERABAD: Hyderabad has emerged as one of India’s fastest-growing urban centres, with its built-up area nearly doubling in the last three decades, according to a report titled “Cities in Motion” by Swire Yards.
Once known mainly for its industrial and pharmaceutical base, Hyderabad’s landscape began to change dramatically after the launch of HITEC City in 1998. The western part of the city evolved into a global IT hub, attracting multinational giants such as Microsoft and Oracle.
City’s footprint spreads beyond limits
The report highlights that the total built-up area across eight major Indian cities has reached 4,308 sq km — a 98% rise from 2,136 sq km in 30 years. Hyderabad’s contribution to this surge has been significant, with urban development extending deep into its outskirts to meet rising housing and employment demands.
The study attributes this urban expansion to rapid economic growth, globalisation, policy changes, and large-scale migration. Continuous improvements in infrastructure and civic amenities have made Hyderabad a preferred destination for investors and professionals alike.
Post-2014 policy push boosts development
Following the formation of Telangana in 2014, Hyderabad’s pace of growth intensified. The establishment of business-friendly policies, uninterrupted power supply, and expansion of the metro network gave a major fillip to the city’s real estate and commercial sectors.
The development of the Rajiv Gandhi International Airport, the Outer Ring Road, and upgraded national highways has further strengthened Hyderabad’s connectivity and economic prospects. The city, along with Secunderabad and the newly developed Cyberabad, now represents a seamless tri-city urban sprawl.
