Gaganpahad set to become Hyderabad’s next premium residential destination
Hyderabad: Gaganpahad, once a quiet industrial area, is rapidly transforming into one of the city’s most sought-after residential destinations. Located on the route to Rajiv Gandhi International Airport, the area is drawing significant attention from top real estate developers, with numerous major projects currently underway.
This transformation mirrors the earlier success of nearby Kokapet, which has earned the nickname "Golden Mile" for its upscale residential offerings. Kokapet became a prime location for affluent professionals due to its proximity to the Financial District and IT corridors, as well as excellent connectivity via the Outer Ring Road (ORR). The ongoing infrastructure boom in the region has only increased Kokapet's appeal. Now, Gaganpahad is following in Kokapet’s footsteps, rapidly developing into a high-demand residential hub.
According to a recent post by Hyderabad Real Estate & Infra (@HydREGuide) on ‘X’ (formerly Twitter), Gaganpahad’s transformation began with the completion of Aparna Altius, a significant residential project. This development was soon followed by the large-scale Prestige City project, which helped fuel further momentum in the area. Several prominent builders, including Godrej, Ramky, Sri Adithya, SSI, and Sumadhura, are now launching residential projects in Gaganpahad, signaling the area’s growing appeal to high-end investors.
Gaganpahad’s strategic location is close to the airport, the Financial District, and the upcoming metro line has made it a highly attractive option for both homebuyers and investors. Experts believe that as demand continues to rise, many of the remaining industrial sheds in the area will eventually give way to residential developments.
Among the notable projects in the area, Aparna Altius has already been completed, while Sumadhura Gardens by the Brook, Prestige City (featuring both apartments and villas), Jain Samridhi, Amara by DeevyaShakthi, Aparna Neo Mall, and Anmol Avlon are currently under construction. In addition, several other projects are in the approval stage, including Prestige City’s Forum Mall, a Godrej project, a Ramky project, Sree Srinivasa Infra’s Sonthalia Apartments, Sri Aditya Villas, and Trishala Infra Apartments.
With this rapid development, residents and potential buyers are raising questions about the availability of essential services such as schools, hospitals, and other community infrastructure to support the growing residential population. While the industrial nature of Gaganpahad once dominated the area, the shift to residential development promises to reshape the neighborhood in the near future.
